Michael LaPay

Michael grew up in La Jolla, CA and moved to Park City to enjoy the mountain lifestyle. In 2008 & 2006 Michael was Prudential Utah Real Estate's Top Selling REALTOR® has been a top-performing agent for over fifteen years. Gigi Cavanaugh

Born and raised on the east coast, Gigi relocated to Utah from New York City in 2003 to enjoy a slower pace of life. With a BS in Marketing & Advertising and seven years of freelance design experience, she has worked with clients such as an indie record label, and a holistic wellness institute. Since moving to Utah, Gigi has worked for Park City Magazine and with Prudential Utah Real Estate's marketing department. She made the transition into real estate in the beginning of Janurary 2007, and brings her extensive marketing experience, attention to detail and conscientious work ethic to being Michael LaPay's Licensed Assistant and Marketing Specialist. With the recent expansion of the Canyons terrain,

there will also be some changes foodies are sure to enjoy.

Talisker recently announced they will be opening the first Glatt Kosher restaurant in the Silverado Lodge Bistro at Canyons with Talisker's executive chef John Murcko. They will be preparing to-go kosher breakfasts and lunch, and on Friday evenings and Saturday afternoons they will offer the traditional Sabbath meals with in-house dining. They also plan to offer kosher meal services for families on vacation that are visiting the resort. Located directly next to the Bistro in the Silverado Lodge is an Orthodox Synagogue.

On December 8th, 2011, the Hyatt Escala will debut their brand new restaurant, the Hyatt Escala Provisions Company, and it's all about comfort. It will be a restaurant, bar and a grab-and-go from the kitchen's little market all rolled in to one!  The idea is to allow hotel guests and owners to choose between enjoying the open-air kitchen and comfortable atmosphere, or buy food to prepare in their private kitchens.  The hotel is offering a shopper program, a new feature where the grocery shopping id sone for the guests before they arrive.  Executive chef Amanda Buchanan, from the Hyatt Regency Atlanta, brings a menu of modern comfort food with an emphasis on local ingredients.

The Snowmaking Guns Have Been Fired Up

Park City Mountain Resort & Deer Valley Resort

 

As reported in the Park Record, Park City Mountain Resort and Deer Valley Resort took advantage of this past weeks cold weather, and fired up the snowmaking guns. Both Deer Valey Resort and Park City Mountain Resort are focusing on specific runs to start putting down a base. Two Housing Projects Moving Forward

Building Inspections Back to 2008 Levels

 

Two housing projects, ranging in size from 105 to 1100 units, initally opted out of the county's development process, and are now once again moving forward with their plans. Summit County issued 72 building permits, in August, which was the most they issued all year; September 2010 to date, there have been 398 permits issued. It's said that people are beginning to develop on parcels that were previously sitting empty. John Beutler, the director of the Business Resource Center in Park City, credits this recent increase in building numbers to new businesses coming to Summit County. Beutler also mentioned that people are starting to hire again and entrepreneuers are beginning to get traction. He also added that with the recent influx of technology jobs in the area could have helped the building numbers as well.

According to Don Sargent, the Community Development Director, county building inspectors performed more inspections last week than they did the entire month of October 2010. Sargent stated that part of it can be credited to people trying to finish up some construction before the winter season begins, and another reason is that many projects that were waiting to begin have finally begun the process and are expecting a better economy come spring.

The building departments only issue with the sudden increase is lack of staff. Two years ago they cut three field inspector positions. And now that they are back to 2008 levels, they have two less staff memebers and are three days out on building inspections.

Park City Real Estate News: Rockport Rolls With Recession

Rockport State Park will take more than budget cuts and flooding to keep visitors from filling the park during the rest of the summer. Rockport is located between the Peoa and Wanship on State Road 32 in close proximity to the Park City real estate, which offers a wide variety of recreational activities for all its visitors and tourists.

The Rockport State Park offers activities such as hiking, camping, boating plus geo-caching. The park also rents various toys and equipments to all water sports enthusiasts.

Camping has been the most famous activity in the park this summer. Since the July 4 "Independence Day" celebration, the park had been filled out by visitors nationwide including Park City real estate residents. Camping reservations that can be made in advance, which is becoming more popular with the recent addition of more campsites and other plans.

An additional feature of the park besides the activities above is the music festival at the "Old Church" that is located at the campground area. Visitors can dance with the live music offered there.

The annual Dam Jam is a bluegrass festival which is open to the whole public. Dam Jam is going to be held this year on August 12-14 in which local bands will serenade the crowd Friday and Saturday nights for $2 nighttime admittance per vehicle and $5 in Daytime admittance.

As the Weber River will be emptying into the reservoir, flooding will be a concern for the fully-booked park this weekend. Park manager Joe Donnell has been operating under a fixed budget. But despite having reductions in the maintenance and crews, visitors won't notice much of the difference on the park's appearance this year.

Donnell also said there may be a diminution in maintenance of campgrounds closing earlier, if we can't justify the electric bills. "The big kick right now is trying to make more money, increase revenue and decrease expenses. That's why, even with reduced funds, we've been adding campsites and increasing boat storage", he added.

"The money required to make up the entire budget is equal to what it would cost if every resident of Utah bought a Happy Meal," and saying that it's not much to support your local state parks, Donnell said.

Park City Home Staging Tips and Tricks

For home sellers, it's important to realize that your Park City home becomes a product once it goes on the market. To sell successfully, you need to present a product worth noticing and that's attractive to the buyer's eyes, which is what home staging can do.

Home styling or staging is not about decorating or re-decorating your home but it's about highlighting your home's best assets and de-emphasizing its flaws. You need to turn your Park City home into a spectacle that appeals to the widest range of prospective buyers. You need to neutralize your surroundings so your buyers will feel as if they could live in your house.

Here are some ideas on how to stage your Park City Home:

  • Less is More Appeal - trim your lawn, rake the leaves that messes up you front yard, and shovel that deepening snow. It's not really necessary that you have your front door clean looking and you may consider potted or hanging plants. Nothing beats a clean front door, railing and deck.
  • Clean your clutters - have you check your closets lately? Do you still have those skeletons from your closets? Remove everything that you don't need one room at a time. Give some stuff that you don't need to a charity, or let some stuffs be used by a friend. Concentrate on areas that are most visible like the kitchen, living room, the foyer, master bedroom and the family room.
  • Edit furniture - you will be surprise how a room may look better minus one piece of furniture, so put that extra chair in storage along with your clutter.
  • Re-Paint - there are buyers who are not in favor of strong or vibrant colors, so what you can do is paint those walls with neutral colors.
  • Fix visible problems while you can - see what draws your eye like that chipped paint, peeled wall papers or old nail holes. These can be a turn off to Park City home buyers. Fix this as soon as you can.
  • Light, air, and even flowers - open your curtains, turn on some lights and air out your home for at least ten minutes before you show your home to the buyers. You can also try to place some fresh flowers in some places for a refreshing touch in your home.
  • Bring in other person - another person's opinion may differ from your point of view. They may see problems that you may have missed.
